What Is a Non-QM Loan?
Non-QM refers broadly to mortgages that do not fit the standard Qualified Mortgage framework.
The category includes numerous programs with different documentation and underwriting methods.
These loans are still underwritten according to the requirements of the particular lender and program; alternative documentation does not mean an absence of qualification standards.
Who Uses Alternative Financing?
Self-employed borrowers are an important group because taxable income may not represent actual business cash flow efficiently.
Real estate investors may use DSCR programs.
Other borrowers may have complex income, asset structures or transactions that simply fall outside agency requirements.
Alternative Income Documentation
Depending on the program, income or repayment capacity may be evaluated through bank statements, property rental economics, assets or other permitted methods.
The lender is still evaluating the transaction—it is simply using a methodology designed for circumstances that traditional agency underwriting may not accommodate effectively.
Pricing and Loan-to-Value
Alternative financing often carries different pricing from conventional loans because the lender evaluates and prices the risk differently.
Credit, documentation, occupancy, loan-to-value and property type can all materially affect terms.
Strong borrowers can still receive competitive Non-QM financing when the program is well matched to the transaction.
Use Alternative Financing When It Solves a Real Problem
We do not recommend Non-QM merely because it is available.
If a borrower qualifies efficiently for favorable conventional financing, that may be the better choice.
Alternative financing becomes valuable when it solves a legitimate documentation or guideline issue that conventional lending cannot accommodate effectively.
